Since autumn of 2007 hypothecary credits have started to give a number of the Bulgarian banks to citizens of Russia and the countries of the former USSR. If you plan to buy the real estate in Bulgaria, using the mortgage you should prepare a package of documents in advance. The bank demands the proof about your incomes, the document from your employer and a bank extract.
Except these documents confirming credit status, it is necessary to issue also the power of attorney on our lawyer who will represent your interests before bank with the right to sign of contracts.
The general requirements to the borrower: (to the addressee of the credit)
the Minimum age of the borrower at the moment of credit reception: 21 year.
the Maximum age of the borrower at the moment of the termination of term of crediting: 65 years.
the Size of monthly payment (the basic sum and percent) in connection with the required credit should not exceed 30 % from “the pure” monthly income of the borrower.
Requirements to the real estate:
Concerning the inhabited real estate which is a subject of financing, should be executed all ΡΜΠ (building-montazhye works), allowing to maintain it as habitation, i.e. the object should receive the Certificate 16 - object input in operation.
Standard conditions on deliveries of hypothecary credits to foreigners, the Bulgarian banks:
▪ Currency - EUR
▪ development Term: Till 3 months from the date of the conclusion of the contract on the credit
▪ the Maximum term of crediting 15 years
▪ crediting Percent - to 65 - 70 % from a market estimation real estate
▪ Maintenance - the real estate mortgage at the market cost, providing performance specified above conditions for definition of the size of the credit.
the Concrete size of the credit: not less than 5 000 EUR and no more than 100 000 EUR
▪ the Interest rate of 8.99 %
▪ Repayment of credits: monthly equal on the size extinctive prescription payments or decreasing monthly extinctive prescription the payments which are switching on equal payments on the basic sum of the credit and the corresponding monthly percent.
